Second Suites Legal in Toronto


A second suite is a self-contained unit (rental or rent-free) in a single-detached or semi-detached house.  Most secon suites are basement apartments.  They have also been called granny flats, in-law suites and accessorty apartments.  In the City of Toronto, second suites are permitted in all single-detached and semi-detached homes, with certain conditions.

Before planning any changes to the outside appearance of a dwelling the homeowner should contact the City of Toronto's Urban Planning Development Services Department.

All new second suites must comply with the Ontario Building Code and require a building permit.  Existing second suites must comply with the Fire Code as well as zoning and property standards.


Furnace Tune up Tips


If it has been awhile since your furnace had its last tune-up, take care of it now so that you don't run into trouble when you really need the heat to come on.  A phone call from an upset tenant can easily be avoided by;

Regular Tune ups, to ensure its efficiency and longevity, a little preventative maintenance now means your unlikely to find yourself coping with a furnace breakdown that needs emergency service in the middle of winter. 

A clean well-adjusted heating system will save you money on fuel and will prolong furnace life.

As Property Managers, we have found just changing the filter on a forced air furnace is a good place to start but it's not enough.  Your furnaces also need regular inspection and maintenance of the heat exchanger, ignition system, fan, motor bearings, belts,  pumps, pilot, thermostat, chimney and more.  These are not do it your self projects.

Seasonal maintenance of your buildings mechanics & exteriors is part of your contract with us.  As your Property Management Team, our goal is to provide a complete package of financial and mechanical support. 


Rent Increases 2008


Ontario rent increase guideline


At only 1.8 per cent, the Ontario rent increase guideline for 2009.  Up from 1.4% in 2008 the lowest guideline since rent increase guidelines were introduced more than 30 years ago.

The 2008 guideline was calculated for the first time under the new Residential Tenancies Act which took effect January 31, 2007, and is based upon the Ontario Consumer Price Index – a measure of inflation calculated by Statistics Canada.

The provincial government says by linking the rent increase guideline to the price index, tenants will be protected from receiving a rent increase well above inflation. The move was made to ensure that landlords could recover the increase in their costs, while tenants can still pay their rent.

The rent increase guideline is the maximum amount by which a landlord can increase the rent of a tenant without seeking the approval of the Landlord and Tenant Board. Guidelines have been calculated each year since 1975, ranging between 1.5 per cent and 8 per cent. Most tenants in Ontario receive an annual rent increase that is at or below the amount of the guideline.

Video Cameras


 The use of Closed Circuit Television (CCTV) cameras helps to deter crime.  They can be used just about anywhere an increased level of surveillance is required.  With specified environmental housings cameras are able to operate in the harshest of outdoor environments.  After dark cameras, modern technology allows cameras to operate effectively using only infrared light or even starlight.

  Cameras can be monitored from great distances by an operator using anything from a standard phone line to a wireless network connection, along with new micro cameras and disguised cameras (e.g., cameras that look like smoke detectors) which can be very unobtrusively deployed
